Rental Rules & Guest Agreement

All guests agree to abide by the following Rental Rules at all times while on the property, and shall ensure that all members of their rental party — and any other person they permit on the property — comply with these rules in full.​

1- Lease Term

The lease begins at 3:00 p.m. on the Check-In Date and ends at 11:00 a.m. on the Check-Out Date. Early check-in or late check-out must be arranged and approved in advance.

 

2- Property Access 

GGuests shall allow the property manager reasonable access to the property for the purposes of repair, maintenance, and inspection. The property manager will exercise this right in a considerate and timely manner.

 

3- Occupancy

The exact number of guests must be stated at the time of reservation and is included in the rental rate. Any additional guests must be approved by the owner prior to arrival and will incur an additional fee of $75.00 per guest, per night.

 

4- Travel Insurance

We strongly encourage all guests to purchase travel insurance. The villas are privately owned. The owners and property manager are not responsible for any accidents, injuries, or illness that occur on the premises or its facilities, nor for the loss of personal belongings or valuables during a guest's stay.

 

5- Smoking

Smoking inside the villas is strictly prohibited. Guests who wish to smoke may do so on the outdoor decks only. Please use the ashtrays provided — conch shells are available and make excellent ashtrays.

Please do not dispose of cigarette butts in the yard or on the beach.

 

6- Non-Villa Guests

Only the guests listed on the reservation may stay overnight at the property. The maximum occupancy limit must not be exceeded at any time.

Daytime visitors are permitted at the guest's discretion, but all non-registered guests are the sole responsibility of the booking guest. No non-guests are permitted inside the villa after sunset.

7-Noise

Guests are expected to be respectful of neighbors and the surrounding community. Excessive noise is not permitted at any time.

Quiet hours are observed from 10:00 p.m. to 8:00 a.m.

 

​8- Water Use 

Each villa is supplied with ample fresh water — typically up to 5,000 gallons per week per stay, which is more than sufficient for any group size. However, fresh water is a limited and expensive resource on Grand Turk, and we ask all guests to use it responsibly.

Please do not leave faucets running unnecessarily. In the unlikely event that an unusually large volume of water is lost due to accidental or careless use, a water replacement fee of $175 USD (equivalent to one 2,000-gallon delivery) may be charged at management's discretion.

9- Pets

Pets are not permitted unless expressly agreed upon in writing prior to arrival. Approved pets require a non-refundable deposit.

 

10- AC

To conserve energy and minimize electricity costs, please keep all doors and windows closed while the air conditioning is in use. Please turn off all AC units when leaving the villa for an extended period.

 

11- Garbage

All garbage must be placed in the proper receptacles located on the side of the property. Please do not leave trash on the deck, beach, or anywhere outside the designated bins.

 

12- Septic Tank

The villa's septic system is efficient and well-maintained. To avoid damage and blockages, please flush only toilet paper — nothing else.

No feminine hygiene products, wipes, or other items should be flushed at any time.

13- Storms & Hurricanes

• Guest safety is our top priority in the event of severe weather.

• Pre-arrival: If a hurricane or named storm is forecast, guests will be offered the option to rebook their stay for a later date at no penalty.

• During your stay: As a storm approaches, we will work proactively to assist with your evacuation. Guests will receive a certificate for a complimentary return stay for any unused nights.

 

14- Safety

Grand Turk is a safe and welcoming island. That said, we ask all guests to lock all doors and windows whenever they leave the villa and each night before going to sleep. Please do not make opportunistic theft easy.
